Two communities coming to area

Patriots Walke, located off of Nansemond Parkway, and Moore’s Pointe, located off Portsmouth Boulevard and Nansemond Parkway, are two Ryan Homes communities developing in the area.

Ryan Homes is in the process of bringing two communities to the area.

Moore’s Pointe, located near Portsmouth Boulevard and Nansemond Parkway, was approved for rezoning back in March 2015. A sign appeared off Portsmouth Boulevard this week announcing the upcoming beginning off construction.

The community will feature 161 homes, including 114 single-family homes and 47 townhomes on the 49-acre plot.

Nearby Patriots Walke, located off of Nansemond Parkway and spanning more than 149 acres, will have 220 homes, according to site developer Kenneth Merner.

Merner added that the community’s model homes would be finished within the next 30 days. In the months to follow, he anticipates the first collection of homes to be available for purchase. According to the community’s website, the prices of the homes are starting in the $290,000s.

By next year, the community plans to add an additional 100 homes.

Patriots Walke will include one- and two-story homes ranging upwards of 2,000 square feet. The community will also include a park with a pavilion and picnic area.

The developer decided to forgo other recreational amenities such as a community pool for financial reasons.

“The market shows there isn’t a need for it,” Merner said.

Moore’s Pointe will feature 11 acres of open space, including a picnic table area, covered shelters, a playground and a trail.
