A proposed northern Suffolk cluster development moved a step closer to reality on Tuesday.

The Suffolk Planning Commission unanimously approved preliminary plat plans for River Club, a 377-home subdivision along the Shoulders Hill Road corridor.

The City Council approved a conditional use permit for River Club in October.

Because of its commitment to keep 126 acres of the 413-acre community as open space, the developer, Kimley-Horn and Associates, is allowed to build 72 homes more than the 305 allowed in a traditional subdivision.

Plans call for five adjacent homes to be built on each block or cul-de-sac, with lots ranging in size from 7,150 to 15,000-square-feet.

According to planning documents, the developer is responsible for several intersection improvements and the installation of traffic signals at Bob White Land and Pughsville Road.

The board also approved a conditional use permit allowing Adria Mason to open an adult care home at the 210 N. Lloyd St. The home will accommodate six residents and a staff member.
